General Description: This 3.25 acre abandoned acreage presently consists of an older corn crib, hog house, silo, and no dwelling. Rural Water and Electricity are available at the site. There are no wells onsite and a small amount of debris is buried from a partial basement from the previous dwelling.
Zoning: This property is in agriculture district, and will be subject to Sioux County zoning. Please refer to the website under “Files” for permitted uses. Any conditional uses would require approval of the board of adjustment.
Additional Land Purchase Option: The successful bidder of the acreage site will have the option to purchase up to an additional 1.75 acres of adjacent farmland, surveyed in equal distance (footage around the acreage). Purchase price of this option will be on additional 1.75 acres based on what the acreage site sells for on a per acre basis. This option must be exercised within 24 hours of final bid of the acreage site. This optional land will only be available to the successful bidder of the acreage site. A final survey (paid by the seller) will confirm the final legal description and physical boundaries of this property.
Method of Sale: The acreage site, approx. 3.25 acres, will sell in total dollars. The optional 1.75 acres will NOT be a part of the auction bidding, but will be optional to the successful bidder of the 3.25 acres.
Closing & Possession: On or before June 20, 2013.
Acreage Legal Description: A tract of land appox. 375’x 377.5’ in the NE 1/4NE1/4, Section 35, Twp.96 North, Range 46, West of the 5thP.M. (Plato Twp.), Sioux County, Iowa. Survey will be completed prior to closing.
Real Estate Taxes: Taxes will be prorated to the day of closing. The estimated current net taxes are approx. $100/year.
